These terms and conditions are to ensure all guests visits are of a high quality.
Please be aware that once you have made a booking with us, regardless of the booking agent, you will be bound by the following terms and conditions, as listed below.
Please be aware that the guest house is located on the 3rd floor.
Our building is A listed and 300 years old and does not have an elevator.
If you have any issues with walking up stairs or are infirm, please take this in to account.
Our accommodation is only for people who are booked. The number of people who can enter our premises, must comply with the number of guests booked to stay in the guest house.
Credit Card details are required to act as a booking guarantee. A deposit for the first night of your stay at our guest house will be taken from your card at the time of confirmation of your booking.
We try to maintain accurate room availability information for our on-line booking service at our guest house. However, in the event that the accommodation booked has already been offered to another guest through direct contact with us, we reserve the right to cancel your booking, within 24 hours of it being made.
We try to ensure that all rates quoted for our guest house are accurate.
However, in the event of a rate calculation error, we reserve the right to amend our quotation. Should this occur, we will advise you by email to the address supplied within 24 hours. You may then either accept the revised rate or cancel your booking without incurring any cancellation charges.
If you have any special requirements you must inform us at the time of booking your stay.
For example, if you suffer from any food allergies or conditions such as claustrophobia, problems with negotiating stairs or any disability which will impact your stay, we will endeavour to do our best to accommodate most of them.
Any luggage or personal belongings at our guest house are the responsibility of guests.
Due to new regulations, we are not permitted to store luggage on your departure.
However we can advise that for your convenience, the bus station and train station offer this service, so please ask at reception for details.
We do not allow pets.
Please note that any damage caused by guests, will be liable to financial penalties.
The guest house is completely non-smoking.
If any evidence of smoking is found on the premises, a £250.00 fine will be charged to the debit or credit card provided.
We reserve the right to cancel any stay or booking found to be in violation of our terms and conditions. This includes any behaviour of an anti-social manner, which upsets other guests and our housekeeper.
Please note these terms and conditions are to make sure everyone has a great time, while staying at our guest house.
We will always do our utmost to re-let the rooms. However, if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival less any revenue from re-letting).
Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, major concert weekends, Rugby Internationals, Royal Highland Show, the Edinburgh International Festivals, etc.
In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number.
We do recommend you take out travel insurance, just in case you have to cancel due to unavoidable circumstances.
These terms & conditions shall be governed by Scottish Law and you agree to submit to the jurisdiction of the Scottish Courts.
